  • How do I apply to rent a home?

    For your convenience, please visit our website at aepropertymanage.com. Click on 'Availability,' select the desired property, and follow the guided application process for your application submission.

  • What are the minimum requirements for renting?

    • You must make 3 times the rental amount to afford the property. 
    • Our rental application process necessitates the provision of non-family rental references. We will conduct thorough verification to ensure compliance with this requirement.
    • We will conduct a credit check.
    • Additionally, we require a strong work history, characterized by job stability and income verification.
    • IF this is your first rental property, it may require a co-signer. 
  • Are there pet fees?

    Yes, our pet fees are subject to variation, contingent upon the specific property in question.

  • Who must complete an application, and what are the requirements?

    Everyone over the age of 18 living on the property must fill out a separate application.

  • How much is the application fee?

    $65 for each person applying.

  • What do application fees cover?

    This fee is designed to cover the cost of information verification and credit check services that we provide."

  • What if my application is denied?

    You will be promptly informed of the outcome of your application, whether it results in approval or denial. In the event of a denial, you will receive an Adverse Action Notice, providing you with the option to obtain the specific reason for the denial by accessing your credit report through the credit bureau.

  • What are the standard lease periods?

    1 year

  • What are the penalties for early termination of a lease?

    Provided that we receive advance notice and your home is returned in a condition consistent with normal wear and tear, your security deposit will be forfeited, and an additional month's rent will be charged. If the property is not returned in acceptable condition, you will be liable for the remaining rent due for the remainder of the lease period.


  • Do I have to make a deposit on my home?

    One month’s rent on the front end. 

  • What do I have to do to receive my deposit back?

    Upon move out there will be an inspection of the premises to see if there are any damages, or if the property is properly cleaned like when you moved in. Any of the items that have to be maintained after you move out will be removed from your security deposit. Then what is left will be either applied to fees if there are any (a fee would be if you have any rent that is owed or due on your Resident Ledger… etc.). The remainder of the deposit will be sent back to the Resident. 

  • What are my responsibilities as a Resident?

    Please make sure that the property is maintained in the same condition as it was upon your move-in, accounting for expected wear and tear.


    Maintaining the property's condition is of utmost importance, including regular tasks such as lawn maintenance and general exterior upkeep. We also expect residents to replace air vents on a quarterly basis, apply hose bib covers to outside faucets during the winter season, and promptly report any significant damages incurred due to severe weather or other causes to our management team, to ensure swift and appropriate repairs.

  • What if I move into my house in the middle of a month?

    We have Prorated Rent! Which means, If you move into a home in the middle of the month… You are responsible for a FULL month’s rent at your move in date, no matter what day it is, then your second month will be Prorated where you will pay a discounted rate based upon your move in day, and the amount that rent normally is. Your third month will return to your normal rental rate.


    Ex: If my rent is $1000 a month, and I move in on the 15th of October, on the 15th of October, I will owe $1000. On the 1st of November, it will be Prorated… so I will only owe $500. Then on December 1st my rent will return to its normal rate, and I will owe $1,000 at the beginning of December.
